Cost Manager

We’re looking for a mid-level manager to join our team.

Basic Duties and Responsibilities

Lead cost management efforts as the primary cost advisor to the client throughout the design, procurement, and construction phases of the project.

Oversee project budgets, cost plans, estimates, and financial reporting to ensure projects remain aligned with approved budgets and client objectives.

Coordinate with architects, engineers, contractors, developers, and other project stakeholders to identify cost impacts, resolve financial issues, and support informed project decisions.

Prepare and maintain detailed project cost plans, budgets, estimates, and forecasts, including review of spot quantities, estimate parameters, assumptions, and supporting documentation.

Provide regular cost reports, budget updates, variance analyses, and recommendations to the client and project stakeholders regarding project financial performance.

Review contractor pay applications, change orders, contingency usage, and other project expenditures to verify accuracy, completeness, and compliance with contractual requirements.

Review construction contracts, subcontracts, architect and engineer agreements, insurance requirements, and other project documentation, and provide relevant comments and recommendations to the client.

Review developer monthly operating expense reports, project financial information, and supporting documentation to identify discrepancies, trends, and potential cost risks.

Conduct independent cost reviews and secure cost estimates as needed to validate proposed costs, changes, and project budgets submitted by developers, contractors, subcontractors, architects, and engineers.

Monitor and evaluate changes in project scope, design development, procurement, and construction activities to identify potential cost impacts and advise the client accordingly.

Review contract drawings and specifications for completeness and general alignment with project requirements, identifying design or documentation issues that may affect project cost, schedule, or constructability.

Assist the client in the procurement and selection of design, engineering, construction, and other professional services, including development of procurement materials, review of qualifications and proposals, and participation in interviews.

Review contractor, architect, engineer, and consultant credentials and provide recommendations regarding qualifications, experience, and suitability for the project.

Conduct occasional site visits to observe construction progress, review completed work, assess the status of ongoing activities, and identify conditions that may impact project costs or the approved budget.

Maintain clear and accurate cost documentation and support the client in making informed decisions regarding project scope, value, contingencies, and overall financial performance.

Utilize strong analytical, organizational, communication, and negotiation skills to protect the client’s financial interests and successfully manage project costs from inception through completion.

Lead project management efforts as the primary liaison between the client and design/construction teams.

Oversee project timelines, budgets, and quality standards to ensure successful project delivery.

Coordinate with architects, engineers, contractors, and all other vendors needed to align project goals and resolve issues on behalf of the client.

Provide regular updates and reports to stakeholders on project progress and key milestones.

Utilize strong leadership and communication skills to drive collaboration and achieve project objectives.

Review lease and real estate documents and advise clients and/or real estate brokers on relevant information and changes.

Conduct occasional site visits to monitor construction progress, check the status of work completed, and ensure that the project is proceeding successfully in compliance with the approved drawings and specifications.

 

Guide client through procurement of design and engineering services. Check contract drawings and specifications for completeness and general compliance with generally accepted architectural and engineering best practices.

Review of contractor pay applications and budget status, review of subcontracts, insurance, review of change orders, review of developer monthly operating expense report, contingency usages. Secure cost estimates, estimate parameters, determine spot quantities, and review supporting documentation submitted by developers, contractors, and subcontractors. Review the terms of construction contracts, submitted subcontracts, architect and engineer design contracts, make relevant comments, and review both contractor and architect credentials. Manage interview and procurement processes.
